Our Process

Wondering what the process is like for obtaining an estimate and getting your work started?

We have developed a step by step process that allows you to fully understand every step of the estimation and job start process.  Written estimates are free of charge. Written estimates with a layout that can be approved for building permit are 300$ and clients can keep the layout.

Step 1 – The Estimate

The 1st step requires  you to send in a request for estimate. The best way to send a request for estimate is to send in an email request through our website. To do this; simply fill out the estimate request sheet found at the right side of each and every web page.  Other ways of sending in a request for estimate in order of fastest response are

  1. Fill out the form at the right side of the web page
  2. Call in for a request
  3. Email us for a request
  4. Drop in and speak to one of our estimators

Once we have your request for estimate we will give you a call to get a better idea of what the job entails and ask you a few key questions such as

1. What kind of service are you looking for?

We ask this question because occasionally a client will request work that we do not do.

2. Which area of the city are you located in?

We ask this question because we know the ages and condition of the houses throughout the city and knowing which area you are in greatly helps us determine the type of house you own or live.

3. What kind of timeline are you working with?

We ask this question because sometimes homeowner need a job started in a year from now and we cannot price out work more than 3 months in advance. Or vice versa they need a job started tomorrow that is also very difficult to accommodate.

4. Do you have a rough budget for the work?

We ask this question because it greatly affects your scope of work. Most of the time if we have an idea of budget we can help the homeowner select the finishing’s within their budgets instead of trying to sell them works that are not within budget and ending up with a disappointed homeowner.

Once we have this information we can determine the next step. At this point an estimate request has 1 of 3 options.

  1. A Quick Quote price is given over the phone. If within budget gets booked in with estimator
  2. Gets booked in with the estimator to go over the project in more detail
  3. Estimate is deemed not within our scope of work

Once you get booked in with the estimator he will go over the project in detail and do a site visit to get a visual of the works. This allows the estimator to pick up any potential hidden scenarios and also gives us a chance to suggest some great design ideas.

After the site visit the estimator will write up a detailed estimate for your review and do a follow up to ensure that you received the estimate.

Step 2 – Estimate Revision

Revising the estimate once it is sent is a critical part of any successful renovation project. We always stress the importance of you reviewing the estimate in full and coming back to us with possible revisions to be made. This ensures transparency and open communication in the project. Revising the estimate also allows us to work out all the potential costs to make sure we stay in budget.

  1. Homeowner reviews the estimate and comes back to OGC with revisions
  2. OGC revises estimate and sends it back to homeowner
  3. Homeowner views revisions and requests additional revisions
  4. OGC revises the estimate again and schedules a meeting on site or at our office for any minor revisions and to book the job

Once again we want to focus on revising the estimate to make sure that every detail of the job is understood by the client. We do not sign contracts until our clients fully understand the scope of work and what we estimating.

Step 3 – Walkthrough

At this point the estimate will have all the details worked out and the layout will be with the estimate if required.  During the walkthrough you will be introduced to the project manager and the respective trades who will be working on your project. The estimator will orientate everyone with the project and go over any specific details involved. He will then give a written copy of the PO which has all the details of the project to all the trades and project manager. He will also give you the client a list of possible minor upgrades that homeowner usually asks for and how much they cost. This will allow you to decide whether adding pot lights or some other upgrade is within your budget.

  1. Introduction to trades and project manager to ensure 100% communication
  2. Copies of work order with description of work which reflect those on the estimate are given to all trades
  3. Extra cost sheet is given to homeowner who may decide to choose some minor upgrades along the way
